Protective Covenants & Building Design Guidelines Summary
The Summary of Protective Covenants and Building Design Guidelines were developed by the Greystone Architectural Review Board (ARB) to serve as an assurance that an investment in the Greystone Community is a solid investment. Minimum Living Area Requirements
Lake/Golf Course (multi story) 3200 sq. ft.
Lake/Golf Course (single story) 2800 sq. ft.
Interior (multi story) 2800 sq. ft.
Interior (single story) 2400 sq. ft.
Nature Preserve (multi story) 3000 sq. ft.
Nature Preserve (single story) 2600 sq. ft.
Garden 1750 sq. ft.
Note: 75% of the requirement must consist of ground floor living space. Some home sites requirements may vary due to site dimensions. Consult the Greystone filing final plat & Protective Covenants for specific home site requirements.
Construction/Quality Guidelines
Exterior façade must be brick, wood, stucco or a maximum of 25% approved Hardie plank
Paint colors must be approved by Architectural Review Board (ARB)
Height restriction of 21 feet (subject to consideration & impact on neighbors)
The pitch of the main roof should be appropriate to the design of the house and approved by the ARB.
RV, boats, recreational vehicles must be fully enclosed in same style building as the home
25' front set backs - ARB will encourage the staggering of homes to avoid even rows of homes
7' to 10' side setback on Phase 1 home sites. Note: Consult the Greystone filing final plat & Protective Covenants for specific home site requirements.
25' minimum rear setback
Pre-determined driveway location (never two driveways adjacent)
Shingle covered or tile ridge vents
No exposed galvanized flashing (use copper, color clad or paint on exposed flashing)
Fireplace chimneys must be brick, stucco or synthetic stucco, and chimney caps to be brick, slate, terra cotta, bronzed anodized aluminum or copper.
Wood or wood clad windows on front or golf course exposed walls
Doors must be wood or wood clad at front entry
Restrictions and other Guidelines
Custom Greystone mailboxes must be purchased and are offered at a reasonable cost
Encourage use of gas lanterns
Fences must be see through on golf course and front yards
Playground equipment must be located in rear of property (behind back most wall)
Golf course servitudes only where required
No above ground swimming pools
Pool placement subject to approval by ARB
Decking/docks on lakes subject to review
